So you're looking for a first time home buyer grant? Before you obtain a grant and apply for a mortgage, you really need to understand how your credit profile looks. You want to know your credit score and determine if you need some fixing before proceeding.

Unfortunately, without a credit score of at least 580, you will not be able to qualify for those low down payment programs like the FHA 203b loan that works so well with the various grant programs out there. You want to be able to qualify for these programs and with a higher credit score, you'll qualify for a better interest rate as well.

Alabama Grants for Home Buying

To begin with, unfortunately, the State of Alabama does not offer an Alabama First Time Home Buyer Grant program for its residents.

There is a program that can help with the down payment or closing costs. It is called the "Step Up" program. This program is a second mortgage. Although it's not a grant, it will help you with your down payment. Every little bit helps.

Another program you don't want to miss is the "Mortgage Credit Certificate (MCC)" program. It's a tax credit that will save you money on your taxes each year. It's better to have the money in your pocket! So be sure to see if you qualify when buying a home.

Remember, all programs have requirements and limitations, so be sure to study what they are looking for.

Additionally, there are some cities in Alabama that offer some down payment assistance as well. For example, the city of Huntsville has a program called "Downpayment Assistance Program (DAP)" that offers a deferred loan program. This can only be used for the down payment and closing costs.

The nice thing is it is a zero percent loan that is completely forgiven after five years of staying in the home. In that way it becomes a grant!

Other cities may offer something similar, so do your homework!

Federal Home Mortgage Grants

However, the good news is that the federal government does offer federal housing grants for first time home buyers in Alabama. These grants are maintained by the United States Department of Housing and Urban Development and is called the Homes and Communities program. Another website I would recommend that you view is the Government Grants. This website offers a list of all federal government grant programs.

It would be a good idea to take some time and browse through this site to see what home mortgage assistance it offers and the qualifications for application.

Remember, you need a lender who will work with first time home buyer grants or programs. This sometimes isn't as easy as it sounds. 

Otherwise, you may want to look at programs that have low down payment requirements
