HELP WANTED!! Will Trump Be There For First Time Home Buyers?

To all my dear readers of this blog. Back in January of this year, I wrote you to share what I thought was good news for the first time home buyer.

FHA announced on January 9th, 2017 that they were going to lower the monthly MIP on the FHA home loan from 0.85% to 0.60%. I was excited for you. This would save you significant money each month.

First Time Home Buyer ProcessIt seems that within hours of the new presidents inauguration on January 20th 2017, the new president Trump suspended the order to have these mortgage insurance premiums cut.

So the question remains, will the new president be good for the housing market and especially first time home buyers? Only time will tell on this one.

While I remain politically neutral, I must say that this will make it harder for my blog readers and website visitors. For over 10 years now this website and blog has been a favorite for many people. Tens of thousands of visitors every month.

I know you understand my dear reader that I have no control over what happens in the markets. I only report what I hear and see. Nothing more and nothing less.

So where do we go from here?

As expected FHA loan applications really started picking up when it was announced that monthly mortgage insurance premiums were going to be lowered.

The week after President Trump announced he was cancelling the reduced premiums, mortgage applications fell by 3.2% from the week before and FHA applications dropped by 13%.

It's not only lower-income Americans or mortgage borrowers with poor credit that could be affected over the next few years. Regardless of your financial status, you are likely to pay more in interest rates under the Trump administration.

While the Federal Reserve has only raised interest rates once per year over the past two years, the Trump administration's stimulus policies are expected to create enough economic growth to cause the Fed to accelerate interest rate hikes – and higher mortgage rates will follow.

Finally FHA Gets the Point!!

Hello all my dear readers of this first time home buyers blog. I have some great news for you, finally FHA has figured out that first time home buyers are not using their loan product.

As of January 9, 2017 the Federal Housing administration which actually ensures the FHA Mortgage has announced they are cutting the annual premiums for Mortgage Insurance. The old rate was 0.85% and it is now going to a new rate of 0.60%. Hopefully this will bring about more people that want to buy a home using the FHA 203B loan.

First Time Home Buyer Process One thing we can be sure of is the FHA Mortgage Products serve a very important mission helping people who are creditworthy to become homeowners. Sadly because of the high cost of Mortgage Insurance this has put homeownership out of the reach of many buyers.

Right after the great recession FHA had jumped their monthly Mortgage Insurance premium to 90 basis points from a low of 55 basis points. And then in April of 2013 because of their concerns for credit risk they raised their rates again. Because of these increases over 1 ½ million renters were pushed out of the market and could not become home buyers.

FHA mortgages are very important for many of my website visitors because a great deal of them are low to moderate income buyers. The FHA loan has always been attractive to this group because of the low down payment. Furthermore it allowed for lower credit scores as well.

So the good news is with these Mortgage Insurance premiums lowered it makes it possible for more buyers to enter the market. Their debt-to-income ratio will improve under this new program.

There is still one big change that the National Association of Realtors (NAR) has recommended. FHA needs to eliminate their life of the loan Mortgage Insurance requirement. This requirement forces borrowers to keep Mortgage Insurance on their property no matter how long they own it. The majority of conventional loans remove the Mortgage Insurance once they reach 20% equity in their property.

So if you’re a first time home buyer and you’ve been thinking about buying a home, with the interest rates rising .5% since the elections, now might be a good time to get started.

Buying a home for the first time can be a daunting process. And if it isn't for even a fraction of time, it's probably a sign you underestimate the task ahead or aren't well prepared. I'm fairly organized person and I like to document myself before doing anything new in life. And that's precisely what I did before buying my first home: book reading, blog reading, open houses.

However, Jeff's blog and his approach and contribution has been unique and very distinct. It's not just a blog like the others, it's a very detailed guide FOR first time homebuyers, with everything you need to know from loan options to house searching tricks. And the must? You get a personal coach! I couldn't believe it at first, but that's precisely what I got and this has been crucial during the process.

As mentioned above,I documented myself, including on Jeff's blog. But theory and practice are different. My home buying experience was a real roller coaster with many humps and bumps, from multiple offers where I got outbid to house with issues to address, to issues with my lawyer and the vendor not being helpful, etc. In those moments, having a real estate expert taking time to call and inquire about you, provide guidance and help is life saving.

The 30yr Mortgage Rates Are Rising

As always I want to inform my readers about recent updates in the mortgage market. Since the recent presidential election, mortgage rates have continued to rise.

For the fourth week in a row, long term mortgage rates have increased reaching the highest level this year.

Freddie Mac one of the largest mortgage giants said Thursday on November 30 that the average rate for a 30 year fixed loan has risen to 4.08% from 4.03% over the previous week. Just four weeks ago, rates were closer to 3.75%.

What’s happening in the bond market, investors are looking for tax cuts and increased spending by the government. First Time Home Buyer Process Their thinking is that the government will increase spending on roads, bridges and airports under the new administration. This could fuel inflation. Along with inflation the prices of long-term treasury bonds erode in value over time.

So when bond investors see rising inflation, they ask for long term yields to increase.

So enough of the economic talk, what does this mean for you the first time home buyer?

Using the example of a 30 year mortgage for $100,000 at 3.75% your payment would be $463.12. With the interest rates having gone up over a ¼% in the last four weeks, the payment on that same mortgage at 4% interest would be $477.42. So ¼% increase in interest rates will cost you an additional $14.30 per month.

Now maybe that does not sound like a lot of money, but over a period of several years it adds up very fast.

The only reason I feel it’s important to make these statements, is that continued interest rate hikes appear to be on the horizon for all of 2017. Since 2005 I have been keeping my readers of this blog posted about current market conditions.

So if you have been sitting on the fence, hoping for lower interest rates, I think we have seen the low rates hit a bottom and are now are on the increase in the foreseeable future.

Then to top it all off with the rising interest rates comes increased home prices. And in many markets there are more buyers than there are Sellers. When you find yourself in a seller’s market, prices will rise on the home that you want to buy.

In some cases we’re seeing multiple offers on the same home. This creates like a bidding war, which causes people to pay more than the asking price for a home.

First Time Home Buyers - 35% of The Market

The National Association of Realtors recently did some research in 2016 of all home buyers. They found that 35% of all homes sold were purchased by first time home buyers. This is up from 32% over last year.

So what does this mean for you the first time home buyer? This figure indicates that we are drifting back to the historical norm of 40% of the market comprising of first time home buyers.

First Time Home Buyer Process Also in the same year it appears that the median income of buyers has increased. This is likely because of the Nationwide increase in home prices. Because of this increase in prices the housing inventories has become smaller. Married couples as well as those that are not married have double the buying power of single home buyers. So they may be able to pay the price increases that are in the market.

So what is happening in many areas of the country is home buyers are purchasing more expensive homes, because of these increased prices.

The average time it takes for a person to buy a home is still 10 weeks. Most buyers continue to say the hardest thing for them to do is find the right home to purchase.

The report says the average time a person stays in a home has returned to a peak of 10 years. Prior to this the average stay in a home was six or seven years.

With these changes in the market, buyers will certainly need the help of a real estate professional to find a home they want, negotiate the price and deal with the terms of the sale.

Interestingly the for sale by owners have dropped to the lowest level of 8%. So using a real estate agent remains at historic highs.
