It is my plan to give you some useful information about grants which will help you with this exciting and much sought after venture.

Before you obtain a grant and apply for a mortgage, you really need to understand how your credit profile looks.

You want to know your credit score and determine if you need credit repair before proceeding.

Unfortunately, without a minimum credit score of 580, you'll not qualify for these low down payment programs. The FHA 203b loan works well with the various grant options. The higher your credit score is the lower your interest rate.

If you think you are ready, be sure to get a mortgage that works with the various grants for home buying out there.

With so many lenders to choose from, you want to be sure and select the right one.

Washington Grants for Home Buying

To begin with, unfortunately, the State of Washington does not offer a first time home buyer grant program for its residents. But they don't leave their residents without assistance.

They have a down payment assistance program called, "Home Advantage Downpayment Assistance Loan Program." It is a zero percent loan that doesn't require you to make payments for 30 years. This is a second mortgage that can be up to 4% of the first mortgage's total.

Another program is the "HomeChoice Program." This too is a second mortgage for use with the down payment and closing costs. You can qualify for up to $15,000. But you must be disabled to use this program.

There is also a program called the "Opportunity Downpayment Assistance Program." This too is a second mortgage with only 1% interest rate and you don't have to make payments for 30 years. The program allows you up to $10,000 for down payment or closing costs use.

All of these programs have limitations and requirements that must be met. To check your eligibility visit this website.

You will also find tons of assistance by community, city, or county. Many areas have their own assistance programs. So you want to be sure to investigate any local programs as well.

Federal Home Mortgage Grants

The federal government offers grant assistance for first time home buyers in Washington. This program is maintained by the United States Department of Housing and Urban Development and is called the Homes and Communities program.

The website for the grant program maintained by the United States Department of Housing and Urban Development can be visited by using this link, HUD Grant Information.

Additional Home Buying Grants

Another website I would recommend that you view is Visit the Government Grants. This website offers a list of all federal government grant programs. It would be a good idea to take some time and browse through this site to see what it offers and the qualifications for application.

Remember, you do need a lender who will work with any Washington first time home buyer grants or programs. Obtaining a home mortgage grant or any other type of assistance is just part of the process. You need to meet the loan qualifications too.

Qualifying for assistance takes time, so be patient. Sometimes the funds may only be available for part of the year since these funds get exhausted quickly. If you find that to be the case, consider waiting for the beginning of the year.

Perhaps a grant is not available in your state. Or you do not qualify for one. Don't get discouraged. If you still want to save money, check out this page that discusses the zero down payment program.

Otherwise, you may want to look at programs that have low down payment requirements
