First Time Home Buyer Grants

Itching for Alabama first time home buyer grants to purchase that home?  Find the best grants, programs for home buying in Alabama and other down payment assistance available to you.

So, you are considering the purchase of a home in Alabama. Purchasing a home in any state is an exciting prospect!

Before you obtain a grant and apply for a mortgage, you really need to understand how your credit profile looks.

You want to know your credit score and determine if you need credit repair before proceeding.

Unfortunately, without a minimum credit score of 640, you'll not qualify for these low down payment programs. The FHA 203b loan works well with the various grant options. The higher your credit score is the lower your interest rate.

Sometimes this can be scary! However, don't let this stop you. Having your own home is one of the most fulfilling achievements in your life.

It is my plan to give you some useful information in this article about home mortgage grants in Alabama which will help you along the way.

Alabama Grants for Home Buying and Other Programs

To begin with, unfortunately, the State of Alabama does not offer an Alabama First Time Home Buyer Grant program for its residents.

There is a program that can help with the down payment or closing costs. It is called the "Step Up" program. This program is a second mortgage. Although it's not a grant, it will help you with your down payment. Every little bit helps.

Another program you don't want to miss is the "Mortgage Credit Certificate (MCC)" program. It's a tax credit that will save you money on your taxes each year. It's better to have the money in your pocket! So be sure to see if you qualify when buying a home.

Remember, all programs have requirements and limitations, so be sure to study what they are looking for.

You can investigate these programs by clicking here.

Additionally, there are some cities in Alabama that offer some down payment assistance as well. For example, the city of Huntsville has a program called "Downpayment Assistance Program (DAP)" that offers a deferred loan program. This can only be used for the down payment and closing costs.

The nice thing is it is a zero percent loan that is completely forgiven after five years of staying in the home. In that way it becomes a grant!

Other cities may offer something similar, so do your homework!

Federal Home Mortgage Grants

However, the good news is that the federal government does offer federal housing grants for first time home buyers in Alabama. These grants are maintained by the United States Department of Housing and Urban Development and is called the Homes and Communities program. Their website contains useful information and applications.

The website for the grant program maintained by the United States Department of Housing and Urban Development can be visited by using this link, HUD Grant Information.

Additional Down Payment Assistance Grants/Programs

Another website I would recommend that you view is the Government Grants. This website offers a list of all federal government grant programs.

It would be a good idea to take some time and browse through this site to see what home mortgage assistance it offers and the qualifications for application.

Remember, you need a lender who will work with first time home buyer grants or programs. This sometimes isn't as easy as it sounds.

Otherwise, you may want to look at programs that have low down payment requirements

The FHA loan products are very flexible and work well with other assistance programs. Would you like to know where you stand with their requirements? Learn what those requirements are by clicking here.

Perhaps a grant is not available in your state. Or you do not qualify for one. Don't get discouraged. If you still want to save money, check out this page that discusses the zero down payment program.
