Even though buying a house is exciting and it can also be daunting! However, do not let
yourself become overwhelmed with the process. It is my plan to give you
some useful information in this article about first time home buyer
grants which will help you along the way.
FHA seems to be the home loan that works best with most of the grant programs you find.
To begin with, the State of Alaska does offer an Alaska first time home buyer grant program for its residents. This is good news because not all states are able to offer home mortgage grants to first time home buyers.
One of the programs for home buying is called the "Closing Cost Assistance Program." It provides down payment or closing cost assistance for those wanting to purchase a home. Of course there are credit qualifications and limitations you have to consider.
There is another program called the "Affordable Housing Enhanced Loan Program (AHELP)." This program is designed to work with other non profit organizations to assist you. You have to meet these organizations guidelines and fund availability. The assistance can come as grants, or deferred payments, or even a loan that is forgiven over time. That is a pretty cool option. Since funding could become unavailable, it would be a good idea to investigate this right away.
These programs all have restrictions and limitations you will want to consider.
The state agency which maintains this Alaska's first time home buyer grant program is the Alaska Housing Finance Corporation.

Other programs available to Alaska residents are "Energy Efficient Rate Reduction," which is designed to help those building a new home or renovating an existing home to make it energy efficient.
There is also a program called "Low-Income Borrowers (IRRLIB)," which is designed to help low income borrowers reduce their interest rate to make home ownership easier to reach. Additionally, there is a cool program called "Tax-Exempt First Time Home Buyer Program," that gives lower interest rates to those who are eligible. Veterans have a special program for them as well.

In addition, the federal government offers grant assistance for first time home buyers in Alaska. This program is maintained by the United States Department of Housing and Urban Development and is called the Homes and Communities program.

Another website I would recommend that you view is Visit the Government Grants. This website offers a list of all federal government grant programs. It would be a good idea to take some time and browse through this site to see what it offers and the qualifications for application.
Remember, you need a lender who will work with first time home buyer grants or programs. This sometimes isn't as easy as it sounds.
