To begin with, the State of Iowa does offer an Iowa first time home buyer grant program for its residents. This is good news because not all states are able to offer assistance to first time home buyers.
The state agency which maintains Iowa's first time home buyer grant program is the Iowa Finance Authority. Iowa offers a number of different types of grants. Whether you qualify or not will depend on the amount of your income.
One of their programs is called the "FirstHome Plus" program. It is a program that provides some cash assistance for the down payment and closing costs. There are some restrictions, like it must be used with a qualifying loan program.
Another one is called the "Homes for Iowans" program. This cool program can be used by both types of buyers, the first and repeat buyers. Isn't that wonderful!
Then there is a program called the "Homes for Iowans Plus" program. This arrangement gives assistance for closing costs and some minor repairs. And the cool thing is you don't have to be a first time buyer to qualify!
There are various requirements and restrictions, but worth your investigation. Iowa is really good to its residents!
You should visit Iowa Finance Authority to determine your eligibility.
In addition, the federal government offers grant assistance for first time home buyers in Iowa. This program is maintained by the United States Department of Housing and Urban Development and is called the Homes and Communities program.
Their website contains useful information and applications. The website for the grant program maintained by the United States Department of Housing and Urban Development can be visited by using this link, HUD Grant Information.
Another website I would recommend that you view is Government Grants. This website offers a list of all federal government grant programs. It would be a good idea to take some time and browse through this site to see what it offers and the qualifications for application.
You should also investigate any possible local programs as well. Whatever you choose to do, remember to give yourself time to qualify. Most grant or assistance program take time to process the application let alone provide the funds.
Another good thing to keep in mind, is funding usually begins at the beginning of the year. Sometimes, not at all times, funds run out before the year ends. So do your homework early in the year and be patient.
Most of these programs require qualified lenders, so you do need to do your homework on lenders as well. You will need a lender who meets the Iowa first time home buyer grants specifications.
So,even if you qualify for a grant, you still have to qualify for a loan. Most likely it will be an FHA loan that you will be working with.
Perhaps a grant is not available in your state. Or you do not qualify for one. Don't get discouraged. If you still want to save money, check out this page that discusses the zero down payment program.
