Now let's move on to the programs offered in this state.
The State of Missouri does not offer a Missouri first time home buyer grant program for its residents. But they do have a program that can become a grant over time.
The state agency which maintains this Missouri's first time home buyer assistance program is the Missouri Housing Development Commission.
This program is called the "Cash Assistance Loan" or "CAL". It provides cash assistance of up to 4% of the loan amount. These monies are to be used for the down payment or closing costs. This is actually a forgivable second. The balance begins to diminish by year 5 by 1/60th and continues until the end of year 10. This means to have it completely forgiven, you have to live in the house for 10 years.
Another program that may be helpful to those who have the down payment and closing costs saved, is the "Non Cash Assistance Loan" or "Non CAL." This program provides a lower interest rate for first time home buyers.
Depending on your personal situation, you may want to consider these programs. Of course there are qualifications and limitations you will have to contemplate, but a great option for the residents of this state who meet the standards.
Additionally, if you have a higher income than the previous programs allow, there is one called "Next Step." It too has a cash assistance loan associated with it that is forgivable. The assistance is a 4% second that is forgivable after 10 years like the others.
Here's another awesome option, the "MCC" provides a tax credit for those who qualify. We all want to save money, so be sure to investigate this program as well.
For more information, you should visit Missouri Housing Development Commission website.
Keep in mind that any unique program can be very time consuming, so be patient and allow yourself plenty of time to complete the process.
The federal government also offers grant assistance for first time home buyers in Mississippi. You can find what is offered through the United States Department of Housing and Urban Development and is called the Homes and Communities program.
They have a website that contains a ton of useful information and applications. You can find their website for the grant program maintained by the United States Department of Housing and Urban Development by using this link, HUD Grant Information.
While doing your search, another website I would recommend that you view is Government Grants. This particular website provides a list of all federal government grant programs. I would suggest taking some time and look this site to see what it offers and the qualifications for application.
It is also good to start saving some money. Grants take time to process and sometimes the programs run out of money before you can obtain one. So if you start saving money, you can still get the home you are seeking.
Then, if you don't need the money you have saved, you can use it to purchase other items you many need for the home.
Perhaps a grant is not available in your state. Or you do not qualify for one. Don't get discouraged. If you still want to save money, check out this page that discusses the zero down payment program.
Otherwise, you may want to look at programs that have low down payment requirements.
