Purchasing Home First Time

by Me
(California)

We are living in a house that belongs to the state of California, we may have an opportunity to buy it, but it does need repairs, roof, windows for starters. We have no money for a down payment and have read that the USDA has a no down payment program, but my question is will we be able ask if they could include additional money for the repairs?

Hello and thanks for asking your questions here.

The USDA loan program only works in rural areas.

So I'm not sure where your house is located but it may not qualify for the USDA home loan.

However, you may be able to find a home that does qualify. It will take some searching since they are normally not located real close to the major cities.

You are right, they are no down payment loans. One thing you will find out is the house has to be in good repair.

You would have to get a home inspection and the house has to pass without any major problems.

The reason for this is because the lender does not want to loan money on a home that is in poor repair.

From what you're telling me about the home you are living in, it would likely not pass an inspection yet alone qualify for the USDA program.

Hopefully this is helpful.

Kind Regards,

Jeff Ragan
